Here is what commercial exterior cleaning usually covers, and how to plan it around your business.

What usually needs cleaning

  • Entrances and walkways. The first thing anyone sees, and the first thing to collect gum and spills.
  • Dumpster pads and back entrances. Grease and odour build up fast in Florida heat.
  • Drive-throughs. Constant traffic, constant grease.
  • Building exterior. Algae streaks show up worst on shaded walls.
  • Awnings and signage. Usually forgotten, and usually filthy.
  • Parking areas. Oil spots and tyre marks.

Pressure is not always the answer

Concrete takes pressure well. Painted walls, stucco and signage do not.

Those need a soft wash, which uses low pressure and a cleaning solution instead of force. It removes the algae without stripping paint or driving water where it should not go. Any company quoting your building should be able to tell you which method they will use on which surface, and why.

Timing it around your customers

Most commercial work happens early, late, or on a slow day. Wet walkways and hoses are not a good look during a lunch rush.

Worth sorting out before the job starts:

  • Which hours are genuinely quiet for you
  • Where the crew can park without blocking customers
  • Whether any area needs to stay open the whole time
  • How long surfaces need to dry before people walk on them

How often

It depends on traffic and shade more than anything else.

  • Food service: grease areas need attention often. The rest, a few times a year.
  • Retail and offices: entrances and walkways a couple of times a year, the building itself once.
  • Shaded walls: more often. Algae comes back fastest where the sun never reaches.

Regular cleaning is cheaper than a rescue job. Once grease soaks into concrete it takes far more work to lift.

What to ask for in a quote

  • Exactly which surfaces are included
  • Which method is used on each one
  • When the crew will be on site
  • Proof of insurance
  • Whether they bring their own water

That last point matters more than it sounds. A company bringing its own water and power is not running up your bill or hunting for an outdoor tap.
