Hiring the wrong company is expensive. Too much pressure on stucco leaves marks that do not wash off. Water forced under siding causes rot you will not see for months. And if the company carries no insurance, that repair bill is yours.
Checking a company and comparing quotes takes about ten minutes. Here is what to ask.
Ask for proof of insurance first
This is the one that matters most. Anyone working on your home should carry liability insurance, and they should be glad to send you the certificate.
Ask before the job, not after. A real company sends it the same day. If someone gets cagey about it, you have your answer.
Compare what is actually included
Three quotes can land hundreds apart because they are quoting different work. The word “house” means different things to different companies. Check whether each quote covers:
- Walls only, or walls plus soffits and gutters
- The driveway, walkway and patio
- The roof, which is often quoted separately
- Pool cage and screens
- Fencing
Line those up and the prices usually start making sense.
Ask how they plan to clean your roof
This question sorts the pros from the rest. A roof should never be cleaned with high pressure. Neither should stucco.
Both need a soft wash: low pressure and a cleaning solution that kills the algae so the rain rinses it away. High pressure strips granules off shingles and can crack tile. If someone offers to blast your roof, keep looking.
A cheap quote that involves pressure washing a roof is not a saving.
Ask who brings the water
Some companies run off your outdoor tap and your electricity. Others bring their own. Worth knowing before you compare two numbers.
Get it in writing
Price, surfaces, and roughly how long it will take, in a text or an email you can point to later. A company that will not put that in writing is telling you something.
Be careful with a price far below everyone else. That number tends to grow once the crew is standing in your driveway.
Read the reviews, not the website
Anyone can write a good About page. Look for photos in the reviews, and for reviews that mention your kind of job. Ten reviews about driveways tell you little about roof washing.
